Both the material's manufacturer and installing contractor can issue roofing warranties. The materials warranty usually lasts up to 20 years. However, there may be specific inspections and maintenance regularly required to keep the warranty valid. This warranty may not be transferable to new owners should you sell your home. Keep in mind, the warranty work may only provide the materials and not the installation or cover repair expenses. Manufacturer warranties may also have a lifetime financial reimbursement amount. Check the warranties carefully, some may not cover weather deterioration if installed in unsuitable climates. Your contractor's warranty should cover the installation of your roof for at least two to five years. Depending on your contractor, this warranty may include an annual inspection feature. Extended labor warranties may also be part of a maintenance contract. These may include routine inspections and repair work. Ask a roofing specialist for more information on roof warranties.
